Sewoon District #4 Seoul [KR]

Sewoon District #4 in Seoul, Korea is an important historical center which encompasses diverse historical layers. It has played an essential role as an urban industrial area for a long time. As part of it, the Sewoon shopping center ‘Sewoon Arcade’ represents an important piece of modern Korean architecture. The unique urban context, its cultural heritage, its urban industry and especially the existing historical structures are the starting points for the redevelopment project that will transform ‘Sewoon District #4’ into a sustainable mixed-use area including offices, retail, hotel, entertainment, education and urban industry. The cultural heritage is respected while at the same time a people-oriented urban design is developed that stimulates urban craftsmanship in Seoul. The design focusses on a subtle integration of the building mass in the surrounding context, an adequate modulation and accessibility in order to create flexible combinations of units to respond to future demands and lasting place-making is generated through the preservation of historic traces and buildings. The public anchor program in ground and underground floors ensures the adaptation of urban industry.

Several strategies support KCAP’s design for the area. First to mention is the re-creation of ‘the Seoul grid’ deriving the existing street network as a unique urban development method. As listed in ‘the Seoul Sewoon District Cultural Heritage Investigation Report‘, we selected eight existing valuable buildings and arranged public space around those. Furthermore, by exhibiting the old relics on the basement level, the harmonious coexistence of the past and present will be promoted. In order to encourage a sustainable development of the urban industrial eco-system, each retail cluster is located according to the existing industrial field of activity. Lastly, through connecting the multi-layered urban context in a three-dimensional way, we propose a dynamic multi-dimensional city which is vertically accumulated in space and time.

As a result, KCAP proposes a three-dimensional Sewoon District #4 based on the historical path network of the area. Vertically, the architecture consists of three grounds, namely a ‘Memory Ground’ which includes the historical ‘treasures’ on the basement and ground level and will be combined with retail. Secondly a ‘Breeding Ground’ which acts as a platform for urban industry and is connected to the Sewoon Arcade, and lastly a ‘Flying Ground - the Loop’ at the top where new program will be added and which will also be connected to the Sewoon Arcade.
